G-1.0 — Why teams work with us

Three trades, one contact, one set.

You own the design and the client relationship. We handle the mechanical, electrical, and plumbing scope as one package, so your project moves and you stay in front of your client.

01

One contact for M, E, and P

Send one set of backgrounds and get back one proposal, one schedule, and one person answering. You don't relay comments between three engineering firms or reconcile three fee letters.

02

Coordinated before it reaches you

We check the trades against each other before the set goes out. The rooftop unit on the mechanical plan is the same unit, with the same electrical rating, that is circuited on the power plan. The water heater on the plumbing plan is in the electrical load calculation.

03

Built to clear plan check at TI speed

We deliver code-compliant sets with Title 24 documentation on the timeline your project actually runs on. When plan check sends comments on any trade, they come to us and you get one coordinated response.

G-2.0 — Scope of services

The full MEP scope for a TI or residential set.

You get one coordinated package, from load calculations through construction support. Electrical is designed in-house; mechanical and plumbing are designed by licensed partner engineers and coordinated by us. Need just one trade? We do that too.

Mechanical

  • HVAC system selection, sizing, and heating/cooling load calculations
  • Duct layout, diffusers, and equipment schedules
  • Ventilation and exhaust, including restaurant hood exhaust and makeup air
  • Title 24 mechanical compliance documentation

Electrical

  • Service sizing, panels, feeders, and branch circuits
  • Load calculations, short-circuit analysis, and utility coordination
  • Interior, exterior, and emergency/egress lighting with Title 24 controls
  • Low-voltage coordination: fire alarm, data, security, AV

Plumbing

  • Domestic cold and hot water, including water heater sizing
  • Sanitary waste and vent, fixture-unit calculations
  • Gas piping and grease interceptor sizing for restaurants
  • Title 24 water-heating compliance documentation

Coordination & Construction

  • Cross-trade coordination: equipment circuited as specified, clearances checked
  • Power for HVAC and building systems: motors, pumps, VFDs
  • Plan-check responses for all three trades
  • Submittals, RFIs, and as-builts through construction
G-3.0 — Project types

Commercial TI and residential, given equal attention.

We focus on two kinds of work and design both to keep openings and move-ins on schedule.

Commercial Tenant Improvements

  • Retail TI: sales-floor power and lighting, reuse or replacement of existing rooftop units, restrooms
  • Office TI: open-office power and data, conference and server rooms, HVAC zoning for new layouts
  • Restaurant build-outs: kitchen equipment circuits, hood exhaust and makeup air, gas piping, grease interceptors

Residential

  • ADUs: new service or subpanel from the main house, mini-split or ducted HVAC, water heater and sewer connections
  • Multifamily: repeatable unit designs, house and common-area systems, meter and service planning
  • Custom homes: whole-house MEP coordinated with the architect's design intent

G-4.0 — Who we work with

Built for the people who bring us in.

Whatever your role, the goal is the same: a permit-ready MEP set with less coordination on your end.

A

Architects and interior designers

We work behind your set, not in front of it. You keep the client; we keep MEP coordination and plan-check comments off your desk.

B

Design-build contractors

Our MEP sets price cleanly and build the way they're drawn, with equipment, circuits, and fixtures matched across trades. That means fewer field changes and fewer RFIs.

C

Developers and portfolio managers

We support repeat TIs, unit turns, and ADU additions across a portfolio. Details and sheet standards stay consistent from site to site, so fee and schedule stay predictable.

D

Property owners and homeowners

Hiring us directly? We'll tell you exactly what we need to start, usually architectural drawings or a dimensioned floor plan, and explain each permit step in plain language.

G-5.0 — Common questions

What clients ask before the first job.

Straight answers to the things worth knowing before handing your MEP scope to a firm you haven't worked with.

Q1 Do you do mechanical and plumbing in-house?+
Electrical is designed in-house. Mechanical and plumbing are designed by licensed partner engineers we work with directly. You don't manage them; we do. You get one contact, one proposal, and one coordinated set, and we handle the coordination and plan-check responses across all three trades.
Q2 Can you do just one trade?+
Yes. If you already have a mechanical engineer you like, we'll do the electrical and coordinate with them. The same goes for any combination of the three.
Q3 How fast can you turn a permit set around?+
We give you a firm turnaround date when we scope the project, before you commit. It depends on the size of the set and which trades are in it, so we quote a realistic date for your project rather than a one-size number. If your deadline is tight, tell us up front and we'll tell you honestly whether we can hit it.
Q4 What's in a typical set?+
Mechanical: HVAC plans, equipment schedules, and load calculations. Electrical: power, lighting, and low-voltage plans, panel schedules, one-line diagrams, and load calculations. Plumbing: water, waste, vent, and gas plans with fixture schedules. Each trade includes its Title 24 documentation, and the full set is coordinated and ready for permit.
Q5 What happens if plan check sends comments back?+
Plan-check responses are part of the job, not an extra. Forward us the comments for any trade. We turn the corrections around and send back one coordinated response, and we stay reachable until the set is approved.
Q6 I'm a homeowner or property owner. Can I hire you directly?+
Yes. We'll need architectural drawings or at least a dimensioned floor plan to start. If you don't have those yet, we'll tell you what to get first so you're not paying for design twice.
Q7 You're a new firm. Why trust you with a permit set?+
Fair question. We're new as a firm, but the work behind us isn't. Our electrical engineer brings more than ten years of licensed power-systems design, and our mechanical and plumbing partners are licensed engineers with their own practices. We keep it lean on purpose, so your questions get answered quickly and your project doesn't wait behind larger jobs.
G-6.0 — How we work

Three steps, no surprises.

Send us your set, your permit deadline, and the trades you need. From there it's straightforward.

STEP 01

Scope & schedule

Send us your architectural set and your permit deadline, and tell us which trades are in scope. We confirm the MEP scope, flag anything that affects the design early, and come back with one fee and a turnaround you can build your schedule around.

STEP 02

Design & coordination

Mechanical, electrical, and plumbing are designed in parallel and checked against each other before the set reaches you. You get load calculations, schedules, one-line diagrams, and Title 24 documentation in one buildable construction set.

STEP 03

Plan check & construction

We support your submittal and answer plan-check comments for every trade in one response. We stay available for shop drawings, submittal reviews, RFIs, and as-builts through construction.
